Accessibility Audit & Energy Report
From December 2008 ALL residential properties for sale in Scotland will have to be marketed with information, now branded as the 'Home Report'.
This is a pack of three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Home Report will be made available on request to prospective buyers of the home.
The Single Survey contains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.
- Information on the type, construction, accommodation, age and neighborhood
- Report on the condition of the property
- Basic accessibility information (such as wheelchair access, number of steps to the property)
- A market valuation
The Energy Report contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
- An indication of current carbon dioxide emissions resulting directly or indirectly from energy use within the home
- An indication of current and potential (if the recommended measures were implemented) energy use
- An indication of current and potential (if the recommended measures were implemented) energy efficiency of the house
- A list of recommended measures to improve the energy efficiency of the home.
The Property Questionnaire is completed by the seller of the home. It contains additional information about the home, such as Council Tax banding and factoring costs that will be useful to buyers.

Wilkinson and Co has successfully completed the necessary training and is fully accredited as an Elmhurst Energy Assessor. Thus is able to produce the necessary RdSAP and EPC Certificates now required.
